| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full selection of external material samples, including for facing and detail brick, render, roof tiles, windows, doors and roof lights proposed to be installed, shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: This condition is pre-commencement in order to control the appearance of the building in the interests of the visual amenities of the locality as well as to preserve and enhance the special historic character of the Luton Hoo Estate Conservation Area and Lutoo Hoo listed park and gardens heritage assets.

The annexe hereby permitted for the property known as The Hermitage shall only be used as annexe and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit harmful to local amenity and the principles of the Green Belt.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 23458A - H00/ Rev. B, 23458A - H01/ Rev. C, 23458A - H02/ Rev. B, 23458A - H03/ Rev. B, 23458A - H04/ Rev. C, 23458A - H05/ Rev. E, and 23458A - H06/ Rev. E.
Reason: To identify the approved plans and to avoid doubt. |
