Conditions or Reasons for Planning Application - CB/19/00542/FULL
Conditions or Reasons:
1) The erection of a dwelling on this small, and irregular shaped site which is located tightly between two existing houses will appear as a contrived and cramped form of overdevelopment of the site to the detriment of the character of the site itself and the visual amenities of the wider street scene. This will be in conflict with planning policy DM3 in the Core Strategy and Development Management Planning Document dated 2009 and with the Central Bedfordshire Design Guide.
2) The proposed dwelling will by reason of its size, siting and design have an adverse impact on the amenities of occupiers of numbers 5 and 6 Chapel Close by way of overlooking, loss of light, outlook and general disturbance. This will be in conflict with planning policy DM3 of the Core Strategy and Development Management Planning Document dated 2009.
