Conditions or Reasons for Planning Application - CB/19/00571/FULL
Conditions or Reasons:
1) Adequate provision cannot be made within the site for the parking of vehicles clear of the public highway. As such the proposed addition of an independent flat would exacerbate the existing on street parking issues and be detrimental to the safety and convenience of users of the highway, contrary to the Central Bedfordshire Design Guide 2014, and Section 9 of the NPPF.
2) The proposal would, due to the limited size of the accommodation and the position of windows serving habitable rooms immediately adjacent to the private amenity space of the retained dwelling, result in a substandard living environment for the occupants of the proposed flat and an unacceptable loss of amenity to the occupants of the existing dwelling. As such, the proposal would be contrary to Section 5 of the Central Bedfordshire Design Guide 2014, H9 and BE8 of the South Bedfordshire Local Plan, and Section 12 of the NPPF.
