Conditions or Reasons for Planning Application - CB/19/00627/FULL
Conditions or Reasons:
1) The proposal by virtue of its cramped nature, which is demonstrated by the substandard living environment and limited space about the buildings, is considered to represent over-development of the site, which would be detrimental to the character and appearance of the area. The proposal would be contrary to Policy BE8 of the South Bedfordshire Local Plan Review and Section 12 of the National Planning Policy Framework.
2) The proposal would involve backland development that would result in an unacceptable degree of overlooking which would be detrimental to neighbouring amenity. The proposal would therefore conflict with the requirements of Policy H2 and BE8 of the South Bedfordshire Local Plan and Section 12 of the National Planning Policy Framework.
3) The proposal, by virtue of the unsatisfactory plot sizes for the dwelling houses would result in the provision of sub-standard amenity space and internal living accommodation, which would be detrimental to the living environment for future occupiers. The proposal would thereby conflict with the requirements of Policy H2 of the South Bedfordshire Local Plan Review and Section 12 of the National Planning Policy Framework.
4) Insufficient information has been provided to justify the sub-standard access road, which is therefore deemed to have a detrimental impact on highway safety for all highway users due to its limited width. The proposal is thereby contrary to the requirements of Section 9 of the National Planning Policy Framework.
