Conditions or Reasons for Planning Application - CB/19/00699/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt.
4) Prior to commencement of any development an assessment of bat interest conducted by an appropriately qualified ecological consultant must be conducted and a report supplied in writing to the Local Authority for assessment and approval. No development shall take place until the assessment of bat interest has been reviewed by the Local Authority and permission granted for the development to commence.

Reason: To ascertain whether bats will be impacted by the proposed development
5) Prior to commencement of any development a construction management plan must be supplied in writing to the Local Authority for approval. This must show how that all vehicles to be parked and materials to be stored in connection with the development will keep Narrow Path unobstructed and free for vehicular movement. No development shall take place until the construction management plan has been reviewed by the Local Authority and permission granted for the development to commence

Reason: In the interests of safety, protecting the amenity of local land uses, neighbouring residents and highway safety
6) The holly hedges at the development site shall be protected and not removed during the construction period.

Reason: To protect the character of the Aspley Heath Conservation Area
