Conditions or Reasons for Planning Application - CB/19/00716/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in the materials stipulated in Section 7 of the submitted application form and the submitted plans PLA5
PLA6 and PLA7(A)

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials as stipulated in the submitted application form and plans in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

PLA6
PLA7(A)

Reason: To identify the approved plan/s and to avoid doubt.
4) Prior to the installation of any external plant, machinery or equipment in connection with this permission details of such shall be submitted in writing for approval by the Local Planning Authority. The details shall include noise data and any noise mitigation measures required. The plant, machinery or equipment shall be installed in accordance with any agreed details and maintained thereafter.

Reason: To protect the amenity of neighbouring occupiers from noise arising from the operation of fixed plant associated with the change of use.

5) Noise resulting from the operation of any external fixed plant at the premises shall not exceed the existing background level when measured or calculated according to the provisions of BS4142:2014.
