| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, the new window openings to be formed shall have window installations of painted timber construction, which shall be single glazed and shall operate in a traditional manner, full constructional details of which, provided as drawn detail at scales between 1:1 (for glazing bar profiles) and 1:20 in elevation, plan and section, as appropriate, confirming the following shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the constructional phase of the development hereby approved on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details:- - window construction material and final paint finish colour - glazing type - glazing bar profiles - window opening configurations - confirmation of intended depth of window reveal (section drawing),

Notwithstanding the details submitted with the application, the new external door hereby approved shall be of painted timber construction, full design and installation details of which, including a written specification of any works of 'making good' to wall body masonry required as a result of door opening creation, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the constructional phase of the approved development on site which shall thereafter be implemented strictly in accordance with the approved details.

Notwithstanding the details submitted with the application no windows shall be removed, replaced or altered (including reglazing) unless agreed otherwise in advance, and in writing, by the Local Planning Authority.

Notwithstanding the details submitted with the application all new studwork partitioning proposed to be installed shall be attached to existing wall and ceiling fabric, as appropriate, with screw-fixings only, unless agreed otherwise in advance of installation, and in writing, by the Local Planning Authority.

Notwithstanding the details submitted with the application the new/reconfigured rear fire escape structure hereby approved shall be finished in a gloss black paint system.

7)
Prior to occupation, a scheme for the parking of cycles on the site shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. |

Prior to the commencement of the constructional phase of the development hereby approved on site the applicant shall submit an odour assessment of the neighbouring food premises to determine whether any mitigation works are required. Any such required scheme should be maintained in perpetuity thereafter.

The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, named as following: Site location plan; proposed ground & first floor plans; proposed and existing elevations; site plan; existing floor plans.
Reason: To identify the approved plan/s and to avoid doubt. |
