Conditions or Reasons for Planning Application - CB/19/00957/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The access shall have a minimum width of 4.1m, with a 0.3m margin either side of the access for lateral clearance.

Reason: In the interests of road safety
3) Any gates provided shall open away from the highway and be set back a distance of at least 5.0m from the nearside edge of the carriageway of the adjoining highway.

Reason: To enable vehicles to draw off the highway before the gates are opened.
4) The car parking and turning space for vehicles shown on the approved plan no. 459-17-160 rev B shall be constructed before the development is occupied and retained thereafter for that purpose.

Reason: To enable vehicles to draw off, park and turn outside the highway limits and avoiding the reversing of vehicles onto the highway
5) In the event that contamination In the event that contamination is found at any time when carrying out the approved development, it shall be reported in writing immediately to the Local Planning Authority. An investigation and risk assessment shall then be undertaken by a competent person, in accordance with 'Model Procedures for the Management of Land Contamination, CLR 11'. A written report of the findings should be forwarded for approval to the Local Planning Authority. Following completion of remedial measures a verification report shall be prepared that demonstrates the effectiveness of the remediation carried out. No part of the development should be occupied until all remedial and validation works are approved in writing.
Reason: To protect human health and to ensure that no future investigation is required under Part 2A of the Environmental Protection Act 1990
6) Details of surface water drainage shall be submitted to and approved in writing by the local planning authority prior to occupation of the scheme hereby approved. The drainage of surface water to a foul sewer is not acceptable. There is no surface water sewer in the vicinity of the site.

Reason: To ensure that there is an appropriate method of surface water drainage from the site.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 459-17-090 Rev B, 459-17-100, 459-17-160, 459-17-150

Reason: To identify the approved plan/s and to avoid doubt.
8) All ecological measures and/or works shall be carried out in accordance with the details contained in the Protected Species Survey of Barn at 228 Castle Hill Road, May 2019.

Reasons: To ensure protection of protected species and their habitats.
