Conditions or Reasons for Planning Application - CB/19/00987/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt.
4) No development shall commence until a detailed materials scheme, to manage flood risk to the property has been submitted to and approved in writing by the Local Planning Authority (this should include floor levels. The final detailed design shall be based on the risk of flooding for the area. Any variation to the approved drawing which may be necessary at the time of construction would require the resubmission of those details to the Local Planning Authority for approval.
Reason: To ensure the property will either not flood or preform to satisfactory minimum standard of operation, in accordance with the NPPF and its supporting technical guidance and CBC SUDS guidance.
