Conditions or Reasons for Planning Application - CB/19/00991/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 1933/001/A and 1933/002.
Reason: To identify the approved plan/s and to avoid doubt.
4) No construction shall take place on site until  a plan has been provided to confirm that finished floor levels will be either:
Set above the flood mitigation level, or
set no lower than existing levels AND flood proofing of the proposed development is incorporated (in accordance with `Improving the flood performance of new buildings' CLG (2007).
The approved works must not alter or impede existing drainage patterns in such a way that flood risk would be increased elsewhere, and shall; provide surface water drainage arrangements for any increase in impermeable area.
Reason: to ensure the development will be safe for its life time from the risk of flooding (NPPF 163).
