Conditions or Reasons for Planning Application - CB/19/01061/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The dwellings hereby approved shall not be occupied until details of the bin storage areas have been submitted to and approved in writing by the Local Planning Authority and the bin storage areas have been implemented in accordance with the approved details. The bin storage areas shall be retained thereafter.

Reason: In the interest of amenity.

3) The development hereby permitted shall not be occupied until a scheme for the parking of cycles on the site has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is occupied and thereafter retained for this purpose.

Reason: To ensure the provision of cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport.

4) Prior to the relevant part of the development hereby approved, the materials proposed to be used in the blocking of the existing doorway, including brick bedding mortar and render mixes, as appropriate, and including full details of intended final finishes, shall be submitted to and approved in writing by the local planning authority prior to installation on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details.

Reason: To ensure that the proposals safeguards the significance and traditional character of the non-designated heritage asset and the character and appearance of the conservation area.
5) The new windows and external doors hereby approved shall be of painted timber construction, full details of which, including confirmation of maintained depth of reveal on installation and opening arrangements for windows, which shall operate in the traditional manner, shall be submitted to and approved in writing by the local planning authority prior to installation on site, and the approved development shall thereafter be implemented strictly in accordance with the approved details.

Reason: To ensure the development safeguards the character and appearance of the non-designated heritage asset and conservation area.
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers PL01 B, PL02

Reason: To identify the approved plan/s and to avoid doubt.
