Conditions or Reasons:
The front first floor front projection would by reason of its size and siting represent a poor design, appearing overdominant within the roofscape and detrimental to the character of the area. In addition, the proposed first floor window within the front extension would result in an unacceptable degree of overlooking towards the rear habitable rooms of No.103. Furthermore, the two storey rear extension would due to its orientation, scale, depth and proximity to the boundary of No. 103 result in a significant loss of light and amenity to the neighbouring occupiers.

As such, the proposal is contrary to Section 12 of the NPPF, Polices BE8 and H8 of the South Bedfordshire Local Plan Review 2004, and the Central Bedfordshire Design Guide 2014 .
