Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt; Chilterns Area of Outstanding Natural Beauty and within an Area of Great Landscape Value. The proposed two storey 5 bedroom dwelling is 'materially larger' than the existing 2 bedroom single storey property in width, depth and height and would result in an imposing feature within the important landscape. As such, the proposal constitutes inappropriate development within the Green Belt and the proposal would therefore be unacceptable in principle. No very special circumstances have been provided that could outweigh the harm that would be caused by the proposal, both in terms of inappropriateness and loss of openness. Therefore the proposal would be contrary to section 13 of the NPPF (2019), Policies H14, BE8 & NE3 S.B.L.P.R and emerging Local Plan policy SP4.
