Conditions or Reasons for Planning Application - CB/19/01130/TD
Conditions or Reasons:
1) The application site sits within an Area of Great Landscape Value as well as the Chilterns Area of Outstanding Natural Beauty which is a national landscape designation of the highest standing and requiring the protection of landscape especially valued for its scenic beauty.

The proposed telecommunications mast, standing at 17.5 m tall above ground level, will have a detrimental visual impact and effect on landscape character due to its form, height, scale and positioning. The proposed mast would significant intrude into the open skyline above existing landscape features such as trees and telephone poles and would compromise short and long views in the landscape. The proposed mast, combined with the proposed ground base equipment, would also have an undesirable urbanising impact harmful to the character and visual amenities of the rural locality.

The proposal is therefore deemed to be unacceptable by being contrary to policies BE8 & NE3 of the South Bedfordshire Local Plan, policy HQ1, HQ5 & EE7 of the emerging Central Bedfordshire Local Plan and sections 12 and 15 of the NPPF.
