Conditions or Reasons:
1) By reason of the significant number of comings and goings resulting from up to eight client visits a day at any time from 0900 to 2030 hours, the extent of the proposed business operation in the garden outbuilding would be incompatible with the residential amenity of neighbouring occupiers. It would have an adverse impact in terms of increased activity and undue noise and disturbance adjacent to private rear gardens where neighbouring residents can reasonably expect quiet enjoyment. The proposal is therefore contrary to Policy DM3 of the Core Strategy and Development Management Policies - North 2009 and paragraph 127 of the NPPF February 2019.
