| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

(pre-commencement condition)
Notwithstanding the details submitted with the application a full schedule of external materials and final finishes proposed to be used in implementation of the development hereby approved in respect of external doors, windows, window shutters, roof and wall cladding, opening infill, external step handrails, rainwater goods and external brickwork, as appropriate, shall be submitted to, and agreed in writing by the Local Planning Authority, prior to installation on the external elements of the building, and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved development is undertaken with due regard to, and in safeguarding of, the historic character of the building and the character of the conservation area in which the building is located.

Before the development is first brought in to use the car parking scheme shown on the approved plan including the overspill parking area shall be completed and thereafter retained for this purpose.
Reason
To ensure provision for car parking clear of the highway.

All ecological measures and works shall be carried out in accordance with the details contained in the 2019 Bat Survey - Preliminary Roost Assessment as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.
Reason: To prevent harm to protected species on site.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 19-03_P01, 19-03_P02, 19-03_P03, 19-03_P04, 19-03_P05, 19-03_P06, 19-03_S01, 19-03_S02 and 19-03_Site Location Plan REV A.
Reason: To identify the approved plans and to avoid doubt. |
