Conditions or Reasons for Planning Application - CB/19/01385/FULL
Conditions or Reasons:
1) The proposed dwelling would be located outside of any defined Green Belt infill boundary within the open countryside and South Bedfordshire Green Belt. Due to the location of the site the proposal would constitute inappropriate, development within the Green Belt is by definition harmful to the openness of the Green Belt. The proposal is not considered to constitute limited infilling within a village and Very Special Circumstances have not been demonstrated which would outweigh the harm by reason of inappropriateness or any other harm caused to the visual amenity and openness of the Green Belt. The proposed development would therefore be contrary to Section 13 of the National Planning Policy Framework (2012) and Policy GB1 of the adopted South Bedfordshire Local Plan.
2) Due to poor spatial separation with the proposed development and the adjoining protected trees, as well as the likely future nuisance caused by unavoidable conflict with the new buildings and its occupants, the proposal is considered inappropriate development that is likely to have a negative impact upon said protected trees and would be contrary to Section 15 of the NPPF.
