| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development shall commence until a Site Specific Arboricultural Method Statement has been submitted to and approved in writing by the Local Planning Authority, to include details of the following: a) proposed foundations within root protection areas of retained trees (Root Protection Area) b) details of hard surfacing within Root Protection Area c) details and position of tree protection fencing and ground protection d) photographic evidence of tree protection details
The works shall be completed in accordance with the approved scheme.
Reason: To safeguard the existing trees on the site in the interests of visual amenity. (Sections 12 & 15, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning. Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

All external works hereby permitted shall be carried out in accordance with the details provided in the application.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The final ground levels and the slab levels of the building hereby approved shall be constructed in accordance with the levels details shown on drg SH-1816-220C (Proposed sections) in relation to the adjacent property No 6 The Manor. The development shall be carried out in accordance with the approved details.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings in accordance with policy DM3 of the Core Strategy and Development Management Policies (2009) and Section 12, NPPF. |

There shall be no landscaping to raise the ground levels within the flood zone 2 or 3 areas as shown on the Environment Agency Flood Zone maps. Reason: To prevent the increased risk of flooding both on and off site, in accordance with para 163 and 165 of the NPPF and its supporting technical guidance. |

Prior to occupation of the development hereby approved a landscaping scheme to include all hard and soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping. (Sections 12 & 15, NPPF) |

A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed in accordance with the approved scheme before the dwelling hereby approved is occupied and be thereafter retained.
Reason: To safeguard the appearance of the completed development and the visual amenities of the locality and to safeguard the existing trees on the site. (Section 12 & 15, NPPF) |

All ecological measures and/or works shall be carried out in accordance with the details contained in the 2019 Preliminary Ecological Appraisal Survey as submitted and agreed in principle with the local planning authority.
Reason: To ensure all impacts from development are taken into account and mitigated. (Section 15, NPPF) |

Any gates provided shall open away from the highway and be set back a distance of at least 8 metres from the nearside edge of the carriageway of the adjoining highway. The gates shall be free of obstruction to all vehicles using the site to enable use of the turning area to leave the site in forward gear.
Reason: To enable vehicles to draw off the highway before the gates are opened and access the turning area, to turn and leave the site in forward gear and not reverse into the public highway. |

The two first floor windows in the southern elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through them at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed. No further windows or other openings shall be formed in the first floor southern elevation.
Reason: To safeguard the privacy of occupiers of adjoining properties (Section 12, NPPF) |
