Conditions or Reasons for Planning Application - CB/19/01586/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Unless otherwise agreed in writing, the development hereby approved shall be carried out in strict accordance with the material details shown on drawing number 166-CRL_07_210/ Revision P3.

Reason: To control the appearance of the building in the interests of the visual amenities of the streetscene, the special character of the Linslade Conservation Area and the setting of the adjacent Grade II listed building Buxton House at 3 Church Road.
(Policies BE8, SBLPR, policies HQ1 and HE3 of the emerging Central Bedfordshire Local Plan and sections 12 and 16, NPPF)
3) Development shall not begin until details of the junction of the proposed vehicular access with the highway and the closure of the existing redundant vehicular access have been approved by the Local Planning Authority and no new development shall be brought in to use until the junction has been constructed in accordance with the approved details.

Reason: This condition is pre-commencement in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Policy T10, SBLPR, policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF)
4) Before the development is brought in to use all on site vehicular areas shall be surfaced in a stable and durable material in accordance with details to be approved in writing by the Local Planning Authority.

Reason: To avoid the carriage of any extraneous material from the site into the highway so as to safeguard the interest of highway safety. (Policy T10, SBLPR, policy T2 of the emerging Central Bedfordshire Local Plan and section 9, NPPF)
5) Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.

Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users (Policy T10, SBLPR, policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, NPPF).
6) The garage roller shutter door mechanism hereby permitted shall thereafter be permanently retained on site, unless otherwise agreed in writing by the Local Planning Authority.

Reason: To ensure that adequate provision is made for the parking of a vehicle clear of the highway in the interests of public safety (Policy T10, SBLPR, policies T2 & T3 of the emerging Central Bedfordshire Local Plan and section 9, SBLPR)
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 166-CRL_07_001/ Revision P4, 166-CRL_07_100/ Revision P2, 166-CRL_07_101/ Revision P2, 166-CRL_07_102/ Revision P2, 166-CRL_07_200/ Revision P2, 166-CRL_07_110/ Revision P3, 166-CRL_07_111/ Revision P2, 166-CRL_07_112/ Revision P2 and 166-CRL_07_210/ Revision P3.

Reason: To identify the approved plans and to avoid doubt.
