Conditions or Reasons:
1) The proposed development, by virtue of its excessive scale, mass and bulk together with its prominent siting to the front of the host dwelling and proximity to the boundary with No.12, would appear cramped and out of keeping with the surrounding area and harmful to the streetscene. The proposal is therefore contrary to Policies H8 and BE8 of the South Bedfordshire Local Plan Review and Chapter 7 of the Central Bedfordshire Design Guide.
