Conditions or Reasons for Planning Application - CB/19/01659/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to development a Hedge and Tree Protection Plan, and an Arboricultural Method Statement, based on the recommendations of BS 5837 : 2012, shall be submitted to the Local Planning Authority for approval, which demonstrates and specifies suitable barrier protection of boundary trees and hedging, and outlines working methodology that avoids damage to these retained trees and hedging from all construction work activity. The approved Tree Protection Plan and Arboricultural Method Statement shall then be implemented in accordance with the recommended sequence of operations, with all barrier protection remaining securely in position throughout the entire course of development works.

REASON
To prevent damage to retained boundary trees and hedging from all development activity, so as to ensure their health, stability and screening value.

3) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

4) The floor first windows in the south side, front and rear elevations serving the ensuites of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room(s) in which the window(s) is installed. No further windows or other openings shall be formed in the south side, front or rear elevations.

Reason: To safeguard the privacy of occupiers of adjoining properties

5) Notwithstanding the provisions of Part 1, Class A of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no further extensions other than those hereby approved shall be carried out without the grant of further specific planning permission from the Local Planning Authority.

Reason: To control the development and to protect the openness and visual amenities of the Green Belt.

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers HCC19 100, HCC19 101, HCC19 102, HCC19 110, HCC19 200 REV A, HCC19 201 REV A, HCC19 202 REV A and HCC19 203.

Reason: To identify the approved plans and to avoid doubt.
