Conditions or Reasons:
1) By reason of the increased number of comings and goings resulting from the proposed use of the outbuilding, which includes training sessions at any time between 08:30 to 20:30 hours, Monday to Friday, the extent of the proposed business operation of a fitness studio in the rear garden outbuilding would be incompatible with the residential amenity of neighbouring occupiers. It would have an adverse impact in terms of noise and disturbance on the occupants of neighbouring properties, whereby those residents can reasonably expect quiet enjoyment of their rear gardens. The proposal is therefore contrary to Policy BE8 of the South Bedfordshire Local Plan Review and section 12 of the NPPF.
