| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, any new or replacement windows and external doors to be installed as part of the development hereby approved shall be of painted timber construction, full constructional details of which, provided as drawn detail at scales between 1:1 (for glazing bar profiles) and 1:20 in elevation and section, as appropriate, confirming the following shall be submitted to and approved in writing by the Local Planning Authority prior to installation on site and the approved development shall thereafter be implemented strictly in accordance with the approved details:- - construction material and final paint finish colour - glazing type - glazing bar profiles, as appropriate - window opening configurations, as appropriate - confirmation of intended depth of door and window reveal (section drawing),
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 16, NPPF) |

Notwithstanding the details submitted with the application the street frontage gable end elevation of the garage building hereby approved for conversion shall maintain twin false garage doors which shall be of painted vertical boarded timber construction with integral high level glazing as proposed, unless otherwise agreed in writing and in advance by the Local Planning Authority. Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 16, NPPF) |

Notwithstanding the details submitted with the application any required fixing of the structural framing of the glazed linkway structure hereby approved to the body of the existing dwellinghouse shall be made into the masonry mortar jointwork only and not to the wall body brick faces unless otherwise agreed in writing and in advance of installation by the Local Planning Authority. Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which it is located. (Section 16, NPPF). |

Notwithstanding conditions 2 and 3 of this permission, all external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Policy BE8 & H8, SBLPR and section 12, NPPF) |

Before the new development is first brought into use, the parking scheme shown on plan no 04:06:19:03 shall be completed and surfaced in accordance with the approved details and thereafter retained for this purpose.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits (Policy T10, SBLPR and section 9, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, 02 :6 :19 :01, 02 :6 :19 :03, 04 :06 :19 :03 and NCP: 02 :6 :19 :02/ Rev. A.
Reason: To identify the approved plans and to avoid doubt. |
