Conditions or Reasons for Planning Application - CB/19/02107/PAAD
Conditions or Reasons:
1) The development hereby granted Prior Approval shall be completed within three years from the date of this permission.

Reason: To comply with Paragraph Q.2 (3) of Class Q of Part 3 of Schedule 2 of the Town and Country Planning (General Permitted Development) Order 2015 (as amended).
2) A refuse collection point shall be located at the site frontage and outside of the public highway and as detailed in the accompanying Planning Statement a visibility splay of 54m in both directions, measures from 2.4m from the edge of the carriageway shall be fully implemented prior to occupation of the dwelling and shall be retained thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
3) If, during development, contamination not previously identified is found to be present at the site then no further development (unless otherwise agreed in writing with the Local Planning Authority) shall be carried out until the developer has submitted a remediation strategy detailing how this unsuspected contamination shall be dealt with and obtained written approval from the Local Planning Authority. The remediation strategy shall be implemented as approved.

Reason: To protect human health
4) This approval relates only to the details shown on the submitted plans, numbers A/47053/6A; A/47053/5; A/47053/2; A/47053/4 and the accompanying Planning Statement dated May 2019

Reason: To identify the approved plan/s and to avoid doubt.
