Conditions or Reasons:
1) The subdivision of the site into two dwellings and associated external changes to plot shapes, removal of landscape and introduction of parking areas results in a form of development which is out of keeping with and detrimental to the pattern and character of development in the street and surroundings. The development results in a cramped and contrived form of development which does not represent a high quality design and layout and does not represent a sustainable form of development, having regard to the environmental objective. The proposed development therefore conflicts with policies CS14 and DM3 of the Core Strategy and Development Management Policies 2009, the National Planning Policy Framework 2009 and the Central Beds Design Guide 2014.
