Conditions or Reasons:
1) The proposal would by reason of the size, siting and depth of the extension to the east elevation of the property would result in an unacceptable impact upon light and amenity to the adjacent property to the east. As such the proposal is contrary to Policies BE8 and H8 of the South Bedfordshire Local Plan Review, Section 7 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF.
