Conditions or Reasons for Planning Application - CB/19/02681/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The driver/pedestrian intervisibility splay, as shown on the approved drawing, measuring 2m x 2.8m shall be provided on the northern side of the vehicle access drive and shall be retained in perpetuity The vision splay so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.
Reason
To provide adequate visibility between the existing highway and the vehicle access and to make the access safe and convenient for the traffic which is likely to use it.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers MART/20P/Sk(a)19A and MART/10P/Sk(A)19B.

Reason: To identify the approved plan/s and to avoid doubt.
