Conditions or Reasons for Planning Application - CB/19/02720/FULL
Conditions or Reasons:
1) The proposal represents over-development of a backland site that by virtue of its scale would be detrimental to the general character of the area and overly prominent due to its position on the rural edge of Flitton. The proposal thereby constitutes inappropriate backland development and would be contrary to the requirements of policies CS14 and DM3 of the Core Strategy and Development Management Policies - North (2009) and section 5, 11 and 12 of the National Planning Policy Framework.
2) The proposed development by way of loss of privacy, overlooking and visual intrusion would have a detrimental impact on the amenity of neighbouring residents, resulting in an undesirable and unacceptable form of backland development; as such the proposal is contrary to Policy DM3 of the Core Strategy and Development Management Policies - North (2009) and Section 12 of the National Planning Policy Framework.
