Conditions or Reasons for Planning Application - CB/19/02721/FULL
Conditions or Reasons:
1) The proposal, by virtue of its prominent position, loss of trees/hedgerow and extensive excavation and re-grading to facilitate a safe access, would represent an unacceptable form of development along Dunstable Road that would be detrimental to the character of the area and setting of the Area of Outstanding Natural Beauty and Area of Great Landscape Value. To permit this development would have an adverse effect on the landscape and natural beauty of the area. The proposal would therefore be contrary to Policies BE8 of the South Bedfordshire Local Plan and Section 12 and 15 of the National Planning Policy Framework (2019).
