Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt, where permission will not be granted except in very special circumstances for development for purposes other than the specified purposes listed in paragraphs 145 and 146 of the National Planning Policy Framework. The proposed extensions together with the previous extension to the property would result in a cumulative extensions disproportionate to the original dwelling.The proposal would have a significant detrimental impact on the openness of the Green Belt. No very special circumstances have been established in this case and thus the proposal is in conflict with Section 13 of the NPPF, Policies GB1 and GB3 of the South Bedfordsire Local Plan Review 2004 and the Central Bedfordshire Design Guide.
2) The proposal extensions would by reason of the increased height and bulk of the side extension and the size and poor design of the rear dormer would be harmful to the character of the original property and detrimental to the character and appearance of the surrounding Chilterns Area of Outstanding Natural Beauty. As such the proposal conflicts with Sections 13 and 15 of the NPPF, Policies GB1 and GB3 of the South Bedfordsire Local Plan Review 2004, and the Central Bedfordshire Design Guide.
