Conditions or Reasons:
1) The proposed conversion of the existing building into 2 no. 3-bedroomed residential units would be sited in an unsustainable location outside any recognised settlement envelope boundary within the open countryside, Due to the separation between the site and existing settlements, public transport and services/ facilities, as well as the absence of a safe and convenient pedestrian link between the two, the proposal will result in an over-reliance on private vehicles for future occupiers of the units and would therefore constitute an inappropriate and unsustainable residential development, contrary to policies CS1, CS14, DM3 and DM4 of the Core Strategy and Development Management Policies (2009) and the National Planning Policy Framework (2019).
