Conditions or Reasons:
1) The proposal would constitute a material change to planning permission ref: CB/18/02776/FULL. This is because the size, bulk and height of the single storey rear extension would be increased. As such, the external appearance of the amended rear extension would be materially different from the scheme originally approved.

Furthermore, by way of its new dimensions and its positioning along the shared neighbouring boundary line, the single storey rear extension would increase the development's residential amenity impact on the occupiers of the adjoining property 20 Kingscroft Avenue when this single storey rear extension would be viewed from this neighbouring property's nearest ground floor rear windows.

Therefore, this non-material amendment application is refused. Full planning permission is therefore required to obtain consent for the changes sought.
