Conditions or Reasons for Planning Application - CB/19/02808/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of the previous planning permission granted dated 26 April 2017

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers EDR-101-005PL, EDR-101-003PL, EDR-001-101, EDR-001-102, CBC-001, CBC-002, EDR-101-001PL, EDR-101-002PL, EDR-101-004PL, Photo A1 and Photo A2.

Reason: To identify the approved plan/s and to avoid doubt.
3) The modified/widened vehicular access and junction with the highway shall be carried out in exact accordance with plan number EDR-100-01 dated 30.04.2019

Reason: In Order to minimise danger, obstruction and inconvience to users of the highway and the premises.

4) The materials used for the construction of the building shall be carried out in exact accordance with plan numbers Photo A1and Photo A2 dated 30.04.2019

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

5) The development shall not be brought in to use until the space for 4 cars to be parked has been laid out, surfaced and drained in exact accordance with plan number EDR-100-01 dated 18.04.2019
Reason: Reason: In Order to minimise danger, obstruction and inconvience to users of the highway and the premises.

6) The development shall not be brought in to use until the landscaping scheme submitted and approved on plan number EDR-100-01 and CBC-001 dated 30.04.2019 has been carried out.

Reason: To ensure an acceptable standard of landscaping.
