Conditions or Reasons:
1) The size, scale, form and design of the proposed development results in a harmful massing and bulk to the roof of the dwelling which is out of keeping with and detrimental to the character and appearance of the dwelling and the street scene. The proposal is not a high-quality standard of design and conflicts with policies CS14 and DM3 of the Core Strategy and Development Management Policies North 2009, Chapter 7 of the Central Bedfordshire Design Guide and Chapter 12 of the NPPF.
