| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, samples of the following external materials proposed to be used shall be made available on site for inspection by, and written approval of, the Local Planning Authority - roof tile, timber wall frame, plinth face brick, timber cladding, rainwater goods - and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building on the site and to safeguard the character and appearance of the Conservation Area of which the site is part. (Section 16 ,NPPF) |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, a full external finishes Schedule, including render colours, stain and paint colours proposed to be used, as appropriate, expressed as RAL nos. or demonstrated by colour swatches, shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building on the site and to safeguard the character and appearance of the Conservation Area of which the site is part. (Section 16 ,NPPF) |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full details of the windows, external doors and rooflight proposed to be installed shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building on the site and to safeguard the character and appearance of the Conservation Area of which the site is part. (Section 16 ,NPPF) |

Notwithstanding the details submitted with the application, and prior to commencement of the constructional phase of the development hereby approved, full details of the proposed method of attachment of the glazed link structure to the wall fabric of the listed building, and any works of 'making good' of the fabric of the listed building required as a result of the link structure installation shall be submitted to and approved in writing by the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance, fabric and traditional character of the listed building that occupies the site (Section 16 ,NPPF) |

Notwithstanding the details submitted with the application, the rainwater goods to be installed as part of the new development hereby approved shall be of 'Heritage Range' painted cast aluminium, to the full approval of the Local Planning Authority, and shall be
maintained as such thereafter.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building on the site and to safeguard the character and appearance of the Conservation Area of which the site is part.
