Conditions or Reasons:
1) The proposal would result in unjustified loss and damage to tress within the vicinity of the application site, which is considered to disrupt the continuity of the planting along this country lane, exacerbating the visual intrusion of this new access within its rural setting and hence causing irreversible harm to the character & appearance of the area. The proposal would therefore conflict with policies CS14 and DM3 of the North Core Strategy and Development Management Policies (2009), Section 7 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
