| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Prior to development all ground protection shall be supplied and positioned in accordance with Stage 1 of the Tree Retention Process, Appendix 1 (1. Ground Protection and 2.RPAs and Ground Protection) and Drawing Ref. 1222, (Areas of Ground Protection), which form part of the"Arboricultural Report" by Chris Davies (Ref. 1222), dated 10th December 2017. The ground protection shall then remain securely in position throughout the entire course of development works.
Reason: To ensure that the tree roots from adjacent trees are sufficiently guarded against compaction damage, from any necessary pedestrian site access needed for construction purposes. (Section 12 NPPF) |

Throughout the course of development works, all site supervision, ground works, excavation and construction shall confirm to the requirements outlined in Stage 2 and Stage 3 of the Tree Retention Process, including that listed under "Site Supervision", which form part of the"Arboricultural Report" by Chris Davies (Ref. 1222), dated 10th December 2017.
Reason: To ensure that working practices conform to the requirements to protect trees from all construction work activity. (Section 12 NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 8, 9, 10, 11, 12, 13, 14, Block Plan, Location Plan 1:1250 and Arboricultural Report (Ref. 1222) dated 10th December 2017.
Reason: To identify the approved plan/s and to avoid doubt. |
