Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The first floor of the rear outbuilding shall only be used for purposes as a Beauty Salon ancillary to the application site known as No.8 High Stret, Toddington and shall not at any time be sold/occupied independently.

Reason: To prevent the introduction of a separate use and ownership, in order to protect the amenity of neighbouring properties and given the lack of any parking provision which thereby ensures the Local Planning Authority retains full control of the future use of the land/building(s) in view of the special circumstances of the case. 3) The change of use hereby permitted shall be used only in conjunction with the use of the existing premises as a single unit and shall extend to no other person, partnership, firm or company.

Reason: To ensure that the Local Planning Authority maintains proper planning control in view of the special circumstances of the site.
(Section 12, NPPF)
4) The premises shall only be open to customers between the hours of 8:30 am to 8:00pm Mondays to Wednesdays, 5:30 pm to 8:30 pm on Thursdays, and not at all on Saturday, Sundays and Bank Holidays.

Reason: To safeguard the residential amenity which the occupiers of neighbouring properties might reasonably expect to enjoy and ensure adequate parking provision within the High Street.
(Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 3148-01 and CBC001.
