| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works, materials and finishes hereby permitted shall be carried out in exact accordance with the details shown in the materials schedule, dated 26/07/2019.

Conservation Area in which the site is located (Section 16, NPPF) |

The details of the timber sash windows shall be carried out in exact accordance with details shown on plan No. 03-31-001 Rev B.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building abutting and to safeguard the character and appearance of the Conservation Area in which the site is located (Section 16, NPPF). |

The detailing of constructional detailing and external materials of the glazed link structure and the attached 'Living Room' extension shall be carried out in exact accordance with plan No. 03-04-001 Rev B.
Reason: To ensure that the development is carried out in a manner that safeguards the historic significance and traditional character of the listed building abutting and to safeguard the character and appearance of the Conservation Area in which the site is located (Section 16, NPPF). |

The external doors of the development hereby approved shall be carried out in exact accordance with plan No. 03-32-001Rev B.

The detailing of the brick window and door head, including the external envelope, cill detailing and window and brick door arch detailing shall be carried out in exact accordance with plan No. 03-32-002 Rev A.
