| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials as shown on drawing ref: 19-0531/1, unless otherwise agreed in writing with the Local Planning Authority.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Development shall not begin until details of the junction of the proposed vehicular access with the highway have been approved by the Local Planning Authority and no building shall be occupied until the junction has been constructed in accordance with the approved details.
Reason In order to minimise danger, obstruction and inconvenience to users of the highway and the premises (policy DM3 of Core Strategy and Development Management Policies (2009)) |

Before the premises are occupied all on site vehicular areas shall be surfaced in stable and durable materials (not loose aggregate) for a minimum distance of 5 metres measured from the highway boundary. Arrangements shall be made for surface water drainage from the site to soak away within the site so that it does not discharge into the highway or into the main drainage system.
Reason To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits |

The turning space for vehicles illustrated on the approved Plan (No 'Proposed Site Plan Rev C') shall be constructed before the development is first brought into use.
Reason To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway (policy DM3, Core Strategy and Development Management Policies (2009)) |

The boundary treatment shall be completed in accordance with approved drawing ref: 19/0531/SP1C and submitted details ref: CBC/01 (additional boundary treatment) before the building hereby approved is occupied. The boundary treatment shall be thereafter retained.
Reason: To safeguard the appearance of the completed development and the visual amenities of the locality. (Section 12, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

Notwithstanding the provisions of Classes A, B, C, D and E of Part 1, Schedule 2 to the Town and Country (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions, roof extensions, alterations to the roof, or buildings or other structures, shall be erected or constructed within the curtilage of the property without the grant of further specific planning permission from the Local Planning Authority.
Reason: To control the development in the interests of the visual amenity of the area and to protect the residential amenities of neighbouring occupiers (Section 12, NPPF) |

The site shall be developed in accordance with the final ground and slab, and ridge level of the building hereby approved as shown on approved Drawing ref: 19-0531/SP1C (Section A-A), unless otherwise agreed in writing with the Local Planning Authority.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas. (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 19-0531/LP1; 14240/S1; 19-0531/1; 19-0531/SP1C; CBC/01
