| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Prior to development, all ground protection and tree protection fencing shall be installed in strict accordance with the "Tree Constraints Plan and Tree Protection Plan" (Drawing No. AAS-0131-01, dated 17th December 2019), and in accordance with the supervision and working requirements outlined in Section 8.0 "Design Advice, Arboricultural Method Statement" and also Appendix 3 "Fencing and Ground Protection Details" of the supporting document "Tree Survey, Arboricultural Impact Assessment and Method Statement" (Document Ref. AAS/0131 Rev 02), dated 14th January 2020. The ground protection and tree protection fencing shall then remain securely in position throughout the entire course of development works.
REASON To establish the required tree protection measures in order to maintain the health, stability and amenity of retained trees, by avoiding damage to their root systems, and also avoiding ground compaction of their rooting medium.(Sections 12 & 15, NPPF) |

All associated pathway construction around the new extension shall not exceed the design limitations specified in Section 7.5 "Construction" of the supporting document "Tree Survey, Arboricultural Impact Assessment and Method Statement" (Document Ref. AAS/0131 Rev 02), dated 14th January 2020, as prepared by Arc Arboricultural Solutions Ltd.
REASON To ensure that the provision of new pathways, used to service the extension, will not encroach into the Root Protection area of retained trees, so as to avoid root damage, and maintain tree health, stability and amenity value. (Sections 12 & 15, NPPF) |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation on the site shall not be used for any purpose, other than as garage accommodation, unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. (Policies BE8 & T10, SBLPR, Policies HQ1 & T3, submission of the Local Plan 2015-2035 and Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 196403/PL01 REV C, 194603/PL02 REV B, 194603/PL03 and AAS-0131-01.
Reason: To identify the approved plans and to avoid doubt. |
