Conditions or Reasons for Planning Application - CB/19/03443/FULL
Conditions or Reasons:
1) The siting, scale, form and design of the proposed development results in a cramped and contrived form of development which is out of keeping with and detrimental to the pattern of development and the character and appearance of the street scene and area. The proposed development is therefore in conflict with planning policy DM3 in the Core Strategy and Development Management Planning Document dated 2009 and section 12 of the National Planning Policy Framework 2019.
2) The erection of the proposed one and a half storey dwelling in such close proximity to neighbouring properties, in particular numbers 1 and 2 Tythe Close, will have an adverse impact on their amenities by way of loss of outlook and overbearing impact. This is in conflict with Policy DM3 of the Core Strategy and Development Management Panning Document dated 2009 and NPPF.
