Conditions or Reasons for Planning Application - CB/19/03536/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) No development shall take place until details of the materials to be used for the external walls and roofs of the development hereby approved have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.

3) Notwithstanding the provisions of Part 1, Classes A, B, C, D and E of Schedule 2 to the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no extensions, or roof additions or alterations to the building hereby permitted shall be carried out, and no buildings or other structures shall be erected or constructed within the curtilage of the property, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the openness of the Green Belt.

4) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the first floor rear and side elevations of the proposed extended dwelling facing Nos. 92 and 94 West Hill, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents.

5) Prior to the completion of the development hereby approved, all on site vehicular areas shall be surfaced in stable and durable materials, and arrangements shall be made for surface water drainage from the site to soakaway within the site so that it does not discharge into the highway or into the main drainage system, in accordance with details to be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits

6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 905 1 Revision F, 905 2 Revision K and Site Location Plan

Reason: To identify the approved plans and to avoid doubt.
