Conditions or Reasons for Planning Application - CB/19/03558/FULL
Conditions or Reasons:
1) The proposed extension is of a scale and design which would result in an addition which would dominate the original dwellinghouse, resulting in harm to the character and appearance of both the dwelling and the wider streetscene. The proposal is therefore not of a high-quality design and is contrary to Policies CS14 and DM3 of the Core Strategy Development Management Policies, Section 12 of the National Planning Policy Framework, and the Central Bedfordshire Design Guide (2014).
2) The proposed extension, due to its scale, height and outward projection in close proximity to neighbouring property no. 4 Albert Close, would result in unacceptable overbearing impact and loss of light, harmful to the residential amenity which the occupiers of no. 4 Albert Close could reasonably expect to enjoy. As such, the proposal is contrary to Policies CS14 and DM3 of the Core Strategy Development Management Policies and Section 12 of the National Planning Policy Framework, and the Central Bedfordshire Design Guide (2014).
