Conditions or Reasons for Planning Application - CB/19/03640/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development shall be constructed in accordance with external materials identified within the application form.

Reason: To secure a high quality design, in accordance with Policy BE8 of the adopted Local Plan, Policy HQ1 of the emerging Local Plan and the NPPF.
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers GTC-E-SS-0010_R2-1_1_of_1 and PL01.

Reason: To identify the approved plans and to avoid doubt.
