Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than 15/10/2022.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials as detailed on the drawing 19-974-P-01 Rev E
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The proposed Ground Protection "No-Dig" Cellular Confinement Systems and Landscape Planting shall be carried out in accordance with the detail and specifications being shown on the "Proposed Site Plan" (Drawing No. 19-974-P-01 Revision E), with landscape planting maintained for a period of 5 years until satisfactorily established, with any losses replaced in accordance with the approved planting scheme.
Reason: To ensure that ground protection measures are constructed and implemented in accordance with good arboricultural practice, and at the initial stages of development works, so as to ensure the health, stability and amenity value of the Red Maple tree, located along the eastern boundary, and that landscape planting and aftercare is undertaken in order to secure successful establishment in the interests of visual amenity. |

The windows within the west facing roofslopes shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room(s) in which the window(s) is installed.
Reason: To safeguard the privacy of occupiers of the adjoining property. (Section 12, NPPF) |

The approved vehicular access shall be constructed and surfaced in a stable and durable material in accordance with the details shown on drawing Drawing No. 19-974-P-01 Revision E before the premises are occupied. Arrangement shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of the highway. (Section 9 NPPF) |

Prior to the first occupation of the development hereby approved, the turning space for vehicles illustrated on the approved Plan No 19-974-P-01 Rev E shall be constructed and shall be retained thereafter for that purpose.
Reason: To enable vehicles to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway. (Section 9 NPPF). |

Details of a refuse collection point located at the site frontage and outside of the public highway and any visibility splays shall be submitted to and approved by the Local Planning Authority prior to the occupation of any dwelling. The scheme shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.
Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Section 9 NPPF). |

The development shall be carried out in accordance with the ridge levels relative to the neighbouring properties as illustrated on drawing 19-974-P-01 Rev E.
Reason: To ensure that an acceptable relationship results between the new development and adjacent buildings and public areas. (Section 12, NPPF) |

The development hereby approved shall only be implemented in full accordance with the archaeological scheme of works as described in Heritage Network Document HN1505, dated May 2019 and approved pusuant to planning permission 19/02765. Reason: To ensure that the developer records and advances of understanding of the significance of any heritage assets affected by development before they are lost (wholly or in part) and makes the results of the archaeological work (and any archive generated) publicly available. (Paragraph 199 of the NPPF). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan number 19-974-P-01 rev E.
Reason: To identify the approved plan and to avoid doubt. |
