| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

No development above damp proof course shall take place until a schedule of materials to be used in the construction of the external surfaces of the development hereby permitted have been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details.
Reason: To control the appearance of the building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The new sales building and ATM shall not be open to customers outside the hours of 07.00 to 22.00hrs. The jet wash and vacuum shall not be open for use by customers outside the hours of 08.00 to 21.00hrs
Reason: To safeguard the amenity of nearby residential properties (Section 12 NPPF, Policy BE8 SBLP) . |

The relocated jet wash shall not be brought into use until the enclosure screen shown on drawing PL06A has been installed and the plant room wall retained in accordance with the detail provided on drawing PL04C. In addition, a new 2.4m high solid imperforate fence shall be provided along the western boundary of the site in accordance with details to be agreed in writing by the Local Planning Authority. The enclosure, fencing and wall shall be retained at all times whilst the jet wash is in operation.
Reason: To safeguard the amenity of the residents of 2 Rose Walk. (Section 15, NPPF) |

Details of any new plant/machinery and equipment shall be submitted to and approved in writing by the Local Planning Authority prior to them being first used.
Reason: To ensure that the plant/machinery meets the requirements of the acoustic report and to safeguard the amenity of neighbouring occupiers. (Section 15, NPPF) |

The development shall not be occupied or brought into use until the parking scheme and the altered access/exit shown on Drawing No.PL01E has been completed in accordance with those plans. The parking spaces shall thereafter be kept available for the parking of cars at all times.
Reason: To ensure provision for car parking clear of the highway and in the interests of highway safety. (Section 9 NPPF) |

Prior to the construction above damp proof course, a scheme for on-site foul water drainage works,including connection point and discharge rate, shall be submitted to and approved in writing by the Local Planning Authority. Prior to the occupation of any phase, the foul water drainage works shall be carried out in accordance with the approved scheme. Reason To prevent environmental and amenity problems arising from flooding. (Section 14 NPPF) |

No drainage works shall commence until a surface water management strategy has been submitted toand approved in writing by the Local Planning Authority. No hard-standing areas to be constructed until the works have been carried out in accordance with the surface water strategy unless otherwise agreed in writing by the Local Planning Authority. Reason: To prevent environmental and amenity problems arising from flooding.(Section 14 NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Council's adopted 'Construction Code of Practice for Developers and Contractors' https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

10)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers EX01B, EX02B, PL01E, PL02C, PL03C, PL04C, PL05E, PL06A.
Reason: To identify the approved plans and to avoid doubt. |
