Conditions or Reasons:
1) The proposed front extension, by virtue of its scale, siting and design, would not positively contribute to the character and appearance of the area, but would unbalance the pair of semi-detached dwellings, and would appear as a prominent and dominating feature within the streetscene, that would detract from and cause harm to the character and appearance of the area. The proposal is therefore contrary to Policy DM3 of the Core Strategy Development Management Policies, Section 12 of the National Planning Policy Framework, and Section 7.03.03 of The Central Bedfordshire Design Guide (2014).
