Conditions or Reasons:
1) The proposed development, due to its excessive bulk and scale of the first floor side extension along the shared boundary with the adjacent neighbour, would result in an overbearing impact and detrimental loss of light to the habitable rooms of No.89 Tring Road . The development would therefore not be in accordance with Section 12 of the NPPF, policy HQ1 of the pre-submission of the Local Plan 2015-2035, policies BE8 and H8 of the South Bedfordshire Local Plan Review (2004), and Section 7 of the Central Bedfordshire Design Guide (2014).
