Conditions or Reasons:
1) The proposed development, by reason of its scale and detailing, would fail to preserve and enhance the character of the surrounding area, which forms part of the historic backland of Dunstable town centre and lies within the designated Dunstable Conservation Area. The proposed development is therefore contrary to Section 16 of the National Planning Policy Framework 2019, Policy BE8 of the South Bedfordshire Local Plan Review 2004 and Section 3 of the Central Bedfordshire Design Guide 2014.
